Booking and Payment

We will hold the reserved dates until we receive the deposit. If we do not receive the deposit payment within one (1) week, the reservation will be canceled automatically. After receiving the deposit, we will invoice of the full rental fee you and the booking will become “confirmed”

The deposit amount for full house booking is 200€ for reservations of up to 10 people. If guests wish to host larger parties, we generally charge a deposit of 500€.

The invoiced full rental fee has due date one (1) month before the check-in date or “immediately” if the check-in date is within one month. If we do not receive this payment by the due date, the reservation is considered “canceled” and we open the dates for other reservations. In any case we cannot accept late payments, especially after the actual rental dates.

Cancellation and Refund Policy

Cancellations must be made by writing (on Booking site or by email).

If the cancelations made within 1 week of the date of making the reservation, we will fully return the deposit.

If the cancellation is made after 1 week after the date of making the reservation but before three (3) months of check-in date, we will return all payments made after deduction of the administration fee of 100€ and any possible third-party fees related to the payments (such as payment gateway' charges, bank transfer fees, etc.)

If the cancellation is made later than three (3) months of check-in date but earlier than one (1) month of check in date, we will return the full rental fee if you have paid, but not the deposit.

If the cancellation is made after one (1) month but before one (1) week of check-in date, we will return 50% of the full rental fee, but not the deposit.

If the cancellation is made within one (1) week of check-in date, there will be no refunds.

No refunds are provided for no-shows or early departures.

Check-in and Check-out

Check-in is between 15:00 and 20:00 on the day of arrival. Check-out is by 11:00 on the day of departure.

Early check-in and late check-out are possible upon request, but additional fees may be applied depending on season and vacancy.

Note that the house requires a guided tour, therefore please let us know your arrival time, so we can be there to welcome you. At the check-out, you can leave the key inside the house and lock the door when leaving.

House Rules

Smoking

Pinecrest Villa is entirely non-smoking. We reserve the right to charge cleaning fees for any smoke-related damage. Smoking outside is allowed. If you smoke in the yard, please be sure to collect the cigarette butts into the trash can.

Pets

We cannot accommodate pets due to allergy requirements of other guests. Please contact us with any inquiries. Service animals are allowed.

Parties

Entire villa booking allows family and friends gatherings, but the participants must be within the maximum allowed occupancy per booking. If you need to exceed the specified number of people, please to contact via email or phone before your booking. Please be aware that a group booking of 2 rooms is not a "whole house booking". Guests booking 2 rooms may not host parties on site nor invite additional guestson to site without advanced permission, and these may incur additional fees.

Cleaning

The host will take care of final cleaning such as vacuuming and laundry. Guests are responsible for leaving the property in a reasonable condition. All trash and bottles should be separated and left in designated trash receptacles. Excessive cleaning may incur additional charges.

Keeping Yard Clean

Please help us to keep our garden area clean. Do not climb on the trees, do not break any branches of our trees, do not trample flowers, etc. Do not make any fire in the garden. Do not leave any trash, empty bottles or cans in the yard. Any extra cleaning of broken glass, vomit, etc. will be charged extra.

Parking

There is a parking lot on the left of the entrance, which is free for you to use. However, parking there is with own responsibility and Pinecrest Villa does not take any responsibility for parking cars in the villa area. Parking on the grass is not permitted. You should always leave the front of the house and the road to house free for the emergency vehicles to enter. At this moment there is no electric car charging station available.

Damage, Security Deposit, and Liability

While reasonable wear and tear is anticipated, negligent damages found to be the responsibility of a guest will be assessed and charged. Please report all spills and/or damages to the host promptly.

For full villa bookings (Full House Packages), guests will be required to pay a deposit and are expected to return the house back in a similar condition. Deposit may be charged for negligent damages or if excessive cleaning is required.

If the deposit does not cover all extra charges as stated above, you have agreed by accepting these rules to cover any additional payment within a week we have invoiced you.

The deposit will be refunded within 7 days of the last date of the stay, or from an agreed upon date. Note that in some cases a damage fix may require a third party price estimation causing delays in refunding process. Refunding deposits may be subject to fees depending on payment method. (e.g. 2% for Stripe)

Guests use the Villa, its facilities, and surrounding grounds (including forest paths and outdoor areas) at their own risk. Parents/guardians are responsible for supervising children at all times.

Personal belongings: We kindly suggest the guests take care of all their belongings. Pinecrest Villa bears no responsibility for any damage or loss of your personal belongings. We may deduct from the deposit any costs incurring from sending forgotten items.

Grill Area

The barbeque pergolas is located at the edge of the forest, offering a natural outdoor experience. Please note that due to its forest setting, leaves, or pollen may be present. While we maintain the area regularly, it cannot be cleaned or maintained to the same standard as our indoor living spaces. Guests are kindly asked to use the facility with understanding of its outdoor nature and return it back to its original condition.
